How Do I Login?

Existing Tenants -- Please click "Login/Make a Payment". Click "Forgot Password" and enter your email address where you receive notifications. Follow the prompts from your email for resetting your password. Return to the Login/Make a Payment page and login.

How do I make a Payment? How do I set up Automatic Payments?

Overflow Garage offers convenient and easy payment options (please note, we do not have any payment information on file for

our tenant transfers. Please go online to input your payment information!):

1. Make a payment online at overflowgarage.com. Instructions on how to make a payment can be found here.

2. Sign up for AutoPay online! Enjoy the convenience of having your bill paid automatically on the first of every month.

3. Pay by mail with checks or money orders made out to Capoeira Real Estate Holdings, LLC and mailed to the mailing address: 5501

Independence Parkway Ste 301, Plano, TX 75023.

Due to high call volume and for your security, online payments are preferred. Overflow Garage is not responsible for lost rent in the mail. If you need further assistance setting up an online account, please give us a call at 405-292-4224.

How do I get my access code?

Log into your account by clicking Login/Make a Payment. Once you have logged in, your Access Code will be displayed at the top of the screen as indicated below.

What are the office hours? When can I access my unit?

For your convenience, our office hours are Monday through Friday from 8:00 a.m. to 5:00 p.m. Please note our home office is in Plano, Texas. We are available by phone call, text message, and email during normal business hours. In case of an emergency, we have an after hours answering service that is monitored by our team to serve you and to ensure your satisfaction.

All tenants can access the property 24/7 with their unique access code. You can also text the word open to (405) 351-7576 for gate access. (Please note: This function will only work with the phone numbers listed on your online account. Two phone numbers are allowed per customer; please check these phone numbers for accuracy on your account.)

Do I have to have Insurance?

Insurance is a requirement of your occupancy As a convenience to you, Overflow Garage is proud to offer the Tenant Protection Program. Please give us a call to set up your policy!

*Please note, although you are not required to purchase your insurance from Tenant Protection, Overflow Garage does require all tenants to maintain content coverage on their stored items at actual cash value or a minimum of $2,000, whichever is greater. If you have an insurance policy, please email your declarations page to admin@lonestarrg.com. Please note ID cards are not sufficient evidence of insurance.

Who is managing the facility?

The Overflow Garage Family is managed by Lone Star Realty Group. We are here to make storing your items easy and worry free as possible for all tenants. Please contact us if there is anything we can help with. We look forward to working with you!

I want to move out of my unit, what do I need to do?

As required by your lease, in order to move out and receive a full deposit refund, you must complete the move out procedure. Completing the move out procedure consists of threes parts: Give Notice, Move Out/Clean and Finalize/Deposit Refund.

1) Giving Notice
As required by your lease, you must give at least a 5 day notice before you move out. In order to give notice, you must email (admin@lonestarrg.com) or text (405-351-7576). Please include your name, unit number and date you plan on moving out. Once a property manager has received this notice, you will receive an email with confirmation of your move out date as well as detailed instructions for completing your move out.

2) Move Out/Clean
Please move out of your unit entirely. No items or trash must be left behind and the condition of the unit must be in the same condition as when you received the unit. Any items or trash left in or around the exterior of the unit will incur a $20 disposal fee. Please take a photo of the interior and exterior of the empty unit.

3) Finalize/Deposit Refund
Please email or text the pictures of your cleaned out unit to the email or phone number above. Please include your name, unit number, and the last 4 digits of the card on file that you want your deposit to be refunded to. If you do not have a card on file, your deposit check will be mailed to the last known address that we have on file. You may consider verifying that address with the property manager.
